We currently own and operate over 85 apartment communities across the Pacific Northwest and Southwestern United States, with other markets under consideration.  

We are looking for a skilled, enthusiastic Capital Maintenance Technician to join our dedicated team of Community Champions! As the Capital Maintenance Technician, you will be responsible for supporting the maintenance operations across your assigned area to ensure the proper function, appearance, and overall performance of our apartment communities.  

Essential Functions (Include but are not limited to):  

Service Requests  

  • Complete service requests professionally and within 24 hours, which may include scheduling appropriate vendors. 
  • Ensure all service requests are signed off and report any variances. 
  • Respond to after-hours maintenance emergencies and provide both temporary and long-term repairs as needed. 

Preventive Maintenance  

  • Perform, update, and document preventive maintenance schedules regularly. 
  • Advise managers of outstanding items and recommend future improvement projects. 

Property Inspections & Maintenance  

  • Conduct regular property inspections to ensure compliance with risk management, safety, cleanliness, general appearance, and landscaping standards. 

Painting Responsibilities  

  • Perform interior and exterior painting of units, common areas, and building exteriors. 
  • Prepare surfaces (cleaning, sanding, patching, priming) to ensure professional finish and durability. 
  • Match colors, maintain paint inventory, and ensure painting supplies are available.  
  • Maintain quality standards for appearance and consistency across the community.  

Resident Relations  

  • Establish and maintain positive relationships with residents, prospective residents, vendors, and coworkers. 
  • Use effective communication skills to interact courteously and professionally at all times. 

Occupancy Management  

  • Assist with move-in/move-out inspections and ensure units are rent-ready. 
  • Complete electrical, HVAC, plumbing, carpentry, appliance repairs, carpet replacement, painting, and cleaning as part of unit turns. 

Commitment to Safety  

  • Maintain availability and compliance of safety equipment (fire pumps, sprinklers, emergency generators, detectors, etc.). 
  • Keep a clean, organized, and safe work environment. 
  • Follow all safety measures and maintain necessary certifications. 

Overall  

  • Support community goals, partner with onsite staff, and perform other duties as assigned. 

Qualifications (Include but are not limited to):  

Painting Skills Required – Minimum 2 years of professional painting experience , including surface preparation, interior/exterior painting, finishing, and color matching.  

Minimum 3 years of experience in plumbing, electrical, mechanical, drywall, carpentry, and/or pool maintenance.  

  • High School Diploma or equivalent required. 
  • Must own a set of basic hand tools. 
  • Strong communication skills; able to manage relationships and motivate others. 
  • Basic computer literacy (email, internet browsing, online forms). 
  • Adaptable, detail-oriented, and capable of managing multiple projects in a fast-paced environment. 
  • Valid driver’s license, reliable transportation, and insurance required. 
  • Ability to travel within the assigned area, sometimes on short notice. 
  • Physical ability to lift/move up to 75 lbs., walk stairs frequently, and tour properties with residents or staff.
